A new 450,600 square-feet cross-dock facility in Goodyear has sold for $56 million, according to a statement from Cushman & Wakefield, which brokered the deal. 

The facility, built in 2021, was developed and sold by commercial real estate developer the Opus Group to a company called CRP/ODC Goodyear Venture L.L.C, according to records on the Arizona Corporation Commission website. 

Cross-docking allows for goods to be unloaded from incoming transport, and then directly loaded onto outbound transport, eliminating the need for long-term storage. 

The cross-dock facility  has a clear height of 36 feet, is rail served capable, has 73 dock doors and four grade doors with skylights and “abundant car and trailer parking,” according to the statement from Cushman & Wakefield. 

The facility features “truck queuing lanes, 100% concrete truck courts, fully secured truck courts with automatic truck court gates, and 190-foot truck court depths,” according to the statement. 

Located at 2250 S. Litchfield Road, the facility is adjacent to the Phoenix Goodyear Airport and several major highways, including Interstate 10, Loop 303 and Highway 85. 

The property is located within an Opportunity Zone and Military Reuse Zone, classifications that offer a variety of tax benefits. It is also classified as a Foreign Trade Zone, meaning goods can be transported through the facility duty-free.
